For the first time in 8 months, pending home sales dipped slightly on a yearly basis as higher borrowing costs began to slow buyer activity. Alongside this, contract signings eased, and the average home spent about 60 days on the market. Mortgage rates, which hovered around 6% in late Q1, have now edged up into the high-6% range.

For buyers, this environment has brought a bit more negotiating power: median list prices have retreated to $424,500, roughly 20% of listings have seen price cuts, and active inventory rose by about 4%. Interestingly, delistings dropped compared to last year. Still, even with this increase in listings, overall national inventory remains about 11% below what we’d expect pre-pandemic—highlighting the ongoing housing shortage that sits beneath the current buyer hesitation.

Those of us who work closely with distressed and bank-owned properties are paying close attention to trends like seller delistings and shifts in pricing strategies, as well as how regional dynamics may evolve in response to firmer borrowing costs. These are the kinds of signals I monitor for clients seeking to navigate a still-competitive market with care and insight.

September brought several noteworthy shifts in the U.S. housing market.
