In Early-Q3, the national builder index ↓2 points to 34 as affordability pressures, high land and material costs, and elevated mortgage rates limited demand.
Builders leaned harder on incentives in Early-Q3: ~37% cut prices, avg. reductions held near ~6%, and ~63% used sales incentives for buyers.
Key demand gauges also softened: current sales conditions ↓1 point to 37, future sales ↓2 points to 43, and buyer traffic ↓2 points to 23.
Other national housing signals stayed subdued, with pending sales in Late-Q2 posting both MoM and yearly declines, while mortgage applications recently also slipped.
Looking ahead, the new housing law was described as a positive step to expand supply and lower costs, even as single-family starts may stay soft.
